Full-Scope Architectural Design
Architectural design guided by use, climate, cost, constructability, and maintenance criteria to better prepare the project for construction.

What is it?
It is the development of an architectural proposal when the project needs to start from a clear foundation. I design with criteria related to use, site conditions, climate, target budget, constructability, maintenance, and the owner’s decisions.

What is it for?
It helps avoid starting with a design that is disconnected from the budget, the site, or the way the project will eventually be built. This service helps organize key decisions before moving into permits, pricing, hiring, or construction.

Who is it for?
This service is for property owners and investors who do not yet have a design, have an initial idea, or need to start the architectural process from a clearer foundation before pricing, hiring, or building.

Frequently Asked Questions / FAQ
What is the difference between Architectural Design and Architectural Design Review?
Architectural Design applies when there is not yet a clear proposal, or when the Clear Preconstruction Roadmap confirms that it makes sense to start design with me.
Architectural Design Review applies when there is already a preliminary design, drawing set, rendering, or proposal developed by another professional and you need a second opinion before continuing to invest.
¿Este servicio incluye construcción?
No. This service does not make RDJ Project a construction company or a design-build firm. The design is developed as a separate phase. For construction, I can help you review budgets, compare contractors, or represent your interests from the owner’s side.
¿Puedo contratar diseño sin hacer Ruta Clara antes?
Yes, but I do not recommend jumping directly into design if scope, target budget, priorities, restrictions, or hiring strategy are still unclear.
When the project is still very undefined, the healthiest step is to organize the foundation first so you do not design something that later becomes difficult to build, finance, or maintain.
Does the design include permits and engineering?
The base scope is architectural. Engineering, permits, processing, or construction drawings can be coordinated or included as an additional scope depending on the case. If they are not expressly contracted, they are not part of the base service.
What happens after the design?
After the design, the next step may be to review the budget, prepare documents for permits, compare contractors, adjust the scope, or move into Owner’s Representation during hiring and execution.
The right decision depends on the status of the project, the target budget, and the risks identified.
Can you help me choose a contractor after the design?
Yes. That is handled as a separate scope. I can help you prepare better information, review budgets, compare proposals, and make clearer decisions before hiring.
Does this service replace Owner’s Representation?
No. Architectural Design develops the project proposal. Owner’s Representation supports decision control, payments, changes, schedule, and execution during later stages. They can connect, but they are not the same scope.
Design from a clear foundation before building
A good design should not only look good. It should respond to the site, real use, budget, climate, maintenance, and the way the project will be built.
