I represent owners in design and construction projects in Costa Rica
I help private owners and investors evaluate, plan, and control their projects to avoid cost overruns, delays, and confusing technical decisions.
Risk Control and Investment Protection

Since 2018, I have worked on complex projects totaling more than 100,000 m² across residential, corporate, industrial, and healthcare sectors.
What stage is your project in?
I want to validate whether the project makes sense
If you are just getting started, I help you review the project’s feasibility, risks, assumptions, and critical decisions so you can move forward with real clarity before investing more time and money.
I already have a design or budget and need control
If you already have drawings, proposals, or contractors involved, I help you review the information, detect gaps, and organize decisions around cost, schedule, and coordination before committing more money or starting construction.
I’m already facing problems and need an independent review
If the project feels disorganized, changes are poorly handled, payments seem unclear, or you feel you are losing control, I help you regain clarity and define the next step with technical judgment.

What can I do for your project?
Services to help you take control of the project from the owner’s side.

Risk Diagnostics Before Design or Construction
I review the available information, identify risks related to cost, schedule, permits, scope, and changes, and help you see what should be corrected first.

Clear Preconstruction Roadmap
We organize decisions, priorities, assumptions, baseline budget, preliminary schedule, and procurement strategy so the project starts with structure.

Owner’s Representation / Execution Control
I support you from the client side by reviewing progress, payments, changes, and coordination, with follow-up, judgment, and properly documented decisions.
I can also support the definition, review, or development of architectural design when needed, always as a complementary service with separate scope. The goal is not only for the project to “look good,” but for your residential, commercial, or investment project to be buildable within a reasonable budget and schedule.
Why work with me
It is not just about building. It is about designing and building with judgment, structure, and control.
My role is not to decorate the process or add more complexity. My work is to help you identify risks before they become cost overruns, delays, or improvised decisions.I work from the owner’s side so the project has a clear path, real control, and better documentation.

Applied Experience in Complex Projects

Bella Vista Refuge
Single-family residential project in a rural area of San José, developed from preliminary studies through construction management. The process was structured to provide scope clarity, control over technical decisions, and traceability of changes through reports, meeting minutes, site logs, query tracking, and change validation before cost or schedule were affected.

Ada Maris Building
Mixed-use apartment and retail project in Montes de Oca, focused on achieving a viable and profitable design through multidisciplinary coordination, schedule control, and regulatory compliance. The work centered on maintaining scope clarity, resolving technical issues, and supporting informed decisions throughout project development.

Real Estate Pre-Feasibility Studies
Comprehensive pre-feasibility and feasibility work for a real estate project in the Central Pacific region, including technical, legal, environmental, social, market, and financial analysis. The goal was to give the investor clear evidence to assess viability and define the project’s direction with less uncertainty and better process control.

How I work with you

I understand the real stage of the project
I review your current situation, the information available, and what concerns you most today.

I identify risks and pending decisions
I determine where disorder may come from: cost, schedule, permits, scope, changes, or coordination.

We define the right next step
Depending on the case, we start with a diagnosis, preconstruction planning, or owner-side support.
Request a Project Risk Diagnosis
If you are about to build, review a budget, hire a contractor, or regain control of a project that is becoming complicated, the best first step is not more improvisation. It is identifying where the vulnerabilities are and what should be organized first.
Ideal for private owners and investors who need clarity before committing more money or moving forward with important decisions.
What people say about working with me
Every project is different, but there is something I aim to repeat in all of them: clarity, confidence, and real support.

“After seeing the work he did on my project, I recommended him for my brother’s project. His approach and the way he handled the design gave us a lot of confidence.”
— Theo Lubin

“Beyond being professional, Ricardo became someone we truly trust. We value having him by our side to help us through the process.”
— Diane Dischiavo

“Working with Ricardo brought a great deal of clarity to the team. He has a very solid way of organizing information, anticipating risks, and keeping the project focused.”
— Colega de Proyecto

Request a Project Risk Diagnosis
I represent owners so their projects do not turn into chaos involving costs, changes, payments, and delays.
I help private owners and investors in Costa Rica identify risks, organize decisions, and regain control before they lose more time or money.
Do you only work on large projects?
I work on projects where the owner or investor needs clarity, control, and better judgment for decision-making.
Can you still help if I already have an architect or contractor?
Yes. My role can be to support you from the owner’s side by reviewing risks, changes, payments, and key decisions.
Do you offer architectural design?
Yes. I also offer architectural design services, with a sustainable approach focused on anticipating risks, creating early clarity, and preparing the project better for its next stage.
How can you help me?
- Express review of construction budgets to detect missing items and cost overrun risks
- Second opinion on design concepts or preliminary proposals, with a focus on climate, comfort, and buildability
- “Traffic light” sessions to assess whether a real estate investment makes sense, especially in terms of cost, permits, and schedule risks
What does this design approach include?
- Architectural proposals developed for the real context: climate, orientation, ventilation, and actual use of space
- Early integration of cost, buildability, and future maintenance criteria
- Basic coordination with structural and MEP criteria to avoid surprises during construction
What type of support do you offer?
- Project planning and control: phases, timelines, milestones, and clear risks
- Cost, schedule, and physical progress tracking systems so you know where the project stands and what comes next
- Owner’s-side support to review progress, payments, and alignment between architects, engineers, and contractors
- Maintenance, improvement, and profitability planning
