What stage is your project at?

Architecture and project support from your side as the owner

I need to check whether the project makes sense

When you are starting out, I help you review the project's feasibility, risks, budget assumptions and key decisions, so you have a clearer basis before investing more time and money.

I have a design or budget and need more control

When you already have drawings, proposals or contractors, I review the information, identify gaps and organize decisions about cost, time, scope and coordination before you commit more money or start construction.

My project is in difficulty and I need an independent review

When changes, unclear payments, delays or poor communication leave you unsure where things stand, I help you understand the situation and define the next step from your side as the owner.

What can I do for your project?

Architecture and project support from your side as the owner

Project Risk Assessment Before Design or Construction

I review the available information, identify risks involving cost, time, permits, scope and changes, and explain what needs attention before you invest further.

Your Preconstruction and Design Plan

I organize decisions, priorities, an initial budget, a preliminary schedule and a contracting strategy with you, so the project starts with a clear plan.

Owner's Representation / Construction Oversight

I work on your side to review progress, payments, changes, coordination and decisions, with practical technical advice and clear records of the work.

I also help define, review or develop Architectural Design when your project needs it. Design has its own agreed scope, with attention to buildability, budget, climate, maintenance and the decisions you need to make as the property owner.

It is not just about how the project looks. Your home, commercial space or investment also needs a clear basis for design, contractor selection and construction, with fewer decisions left to chance.

An architect and PMP combining design judgment with clear planning and project control

My work is not to decorate the process or add more complexity. My work is to help you identify risks before they become cost overruns, delays, or improvised decisions.I act from the owner’s side so the project can have a clear path, real control, and better documentation from the first decisions through the end of execution.

Technical information for clear decisions

Risks made visible before they cost money

Clear changes, payments and coordination

Independent judgment from the owner’s side

Experience Put to Work on Complex Projects

Each project has a different context, but my focus is consistent: organize decisions, clarify information and address risks before they affect cost, timing or the owner's ability to follow the work.

Bella Vista Refuge

Residential design in rural Puriscal, San José. Through Edificaciones Corbán, I worked on early site review, architectural design, documentation and construction follow-up. I organized questions, observations and changes so the owner could follow the decisions and understand what still needed attention.

Ada Maris Building

A rental apartment project in Montes de Oca. Through Edificaciones Corbán, I worked on architectural development and multidisciplinary design coordination, with attention to scope, schedule and project requirements. I helped connect the specialists' contributions and address design questions as the proposal developed.

Real Estate Pre-Feasibility Studies

A residential development study on Costa Rica's Central Pacific coast, undertaken through Edificaciones Corbán with technical, legal, environmental, social, market and financial specialists. I organized the study to support the investor's decisions. This historical project does not define the base scope of every feasibility service I offer.

La Ribera Corporate Center

An office development in Belén, Heredia. As part of Constructora Proycon, I contributed to team coordination, communication planning and information processes in virtual design and construction. My work helped organize the information exchanged between teams; it was not overall responsibility for the development.

How I work with you

Understand the project's actual stage

I review your situation, the information available and what concerns you: the idea, land, design, budget, contractor, construction work or a project that has lost direction.

Identify risks and decisions still open

I look at where uncertainty arises: cost, schedule, permits, scope, changes, payments, coordination or missing project documentation.

Agree on the Project's Next Right Step

Depending on the case, we may start with risk assessment, preconstruction, budget review, design, owner's representation or a project recovery review.

Request a construction project risk assessment

If you are going to build, review a budget, hire a team, or recover control of a project that is becoming complicated, the best first step is not more improvisation. The smart first step is to detect where the vulnerabilities are, which decisions are still open, and what should be organized before committing more money.

Ideal for private property owners and investors who need clarity before moving forward with important decisions.

What people say about working with me

Every project is different, but there is something I aim to repeat in all of them: clarity, trust, and real support from the client’s side.

“After seeing the work he did on my project, I recommended him for my brother’s project. His approach and the way he handled the design gave us a lot of confidence.”

— Theo Lubin

“Beyond being professional, Ricardo became someone we truly trust. We value having him by our side to help us through the process.”

— Diane Dischiavo

“Working with Ricardo brought a great deal of clarity to the team. He has a very solid way of organizing information, anticipating risks, and keeping the project focused.”

— Project Colleague

Request a construction project risk assessment

I represent owners so their projects do not move forward blindly through costs, changes, payments, delays, and confusing technical decisions.

I help private owners and investors in Costa Rica identify risks, organize decisions, and regain control before they lose more time or money.

Frequently Asked Questions

Do you only work on large projects?

Not necessarily. I work on projects where the owner or investor needs clearer information and practical judgment. This support is especially relevant when an incorrect decision could materially affect the budget, schedule or investment, regardless of the project's size.

Can you still help if I already have an architect or contractor?

Yes. In an advisory role, I do not replace your architect or builder. I work from your side to review risks, budget, changes, payments, coordination and decisions that need your attention.

Do you offer architectural design?

Yes. I help define, review or develop architectural design, considering climate, buildability, budget and maintenance. Design has a separate scope based on your project's stage and needs, so you can see what work is included before we begin.

When is the right time to request a risk assessment?

It can help before buying land, starting design or signing with a construction company; when you receive a budget; or when an active project has unclear changes, delays or questions about payments and supporting documents.
