I Represent Owners in Design and Construction Projects in Costa Rica
I help private property owners and investors evaluate, design, plan, and control their projects to reduce the risk of cost overruns, delays, and confusing technical decisions.
Risk Control and Investment Protection

Since 2018, I have participated in complex projects totaling more than 100,000 m² across residential, corporate, industrial, and healthcare sectors.
What stage is your project in?
Services to help you take control of the project from the owner’s side.
I want to validate whether the project makes sense
If you are just starting, I help you review the project’s feasibility, risks, budget assumptions, and critical decisions so you can have more clarity before investing more time and money.
I already have a design or budget and need control
If you already have drawings, proposals, or contractors involved, I help you review the information, detect gaps, and organize decisions related to cost, schedule, scope, and coordination before committing more money or starting construction.
I’m already facing problems and need an independent review
If you are dealing with disorder, poorly managed changes, questionable payments, delays, or loss of control, I help you recover clarity and define the next step with technical judgment from the owner’s side.

What can I do for your project?
Services to help you take control of the project from the owner’s side.

Project Risk Assessment Before Designing or Building
I review the available information, identify risks related to cost, schedule, permits, scope, and changes, and indicate what should be corrected before you continue investing.

Clear Preconstruction or Design Path
I help organize decisions, priorities, assumptions, base budget, preliminary schedule, and hiring strategy so the project can start with more order and clarity.

Owner’s Representation / Execution Control
I support you from the owner’s side to review progress, payments, changes, coordination, and decisions with technical judgment and clear documentation.
I also support the definition, review, or development of architectural design when the project requires it. Design is handled with a separate scope and focused on clarity, constructability, budget, climate, maintenance, and the owner’s decisions.
This is not only about making the project look good. It is about helping a residence, commercial space, or investment project be designed, hired, and built with better judgment, less improvisation, and greater control.
Why Work With Me
It Is Not Only About Building. It Is About Designing and Building with Judgment, Order, and Control.
My work is not to decorate the process or add more complexity. My work is to help you identify risks before they become cost overruns, delays, or improvised decisions.I act from the owner’s side so the project can have a clear path, real control, and better documentation from the first decisions through the end of execution.

Applied Experience in Complex Projects
Every project has a different story, but the objective is repeated: organize decisions, give the owner clarity, and reduce risks before they affect cost, schedule, or control.

Bella Vista Refuge
Single-family residential project in a rural area of San José, developed from preliminary studies through construction direction. The process was structured to clarify scope, control technical decisions, and maintain traceability of changes through reports, meeting minutes, site logs, request tracking, and decision validation before impacts on cost or schedule.

Ada Maris Building
Apartment and commercial space project in Montes de Oca, focused on achieving a viable and profitable design through multidisciplinary coordination, schedule control, and regulatory compliance. The work focused on maintaining scope clarity, resolving technical issues, and supporting informed decisions throughout the project’s development.

Real Estate Pre-Feasibility Studies
Comprehensive prefeasibility and feasibility development for a real estate project in Costa Rica’s Central Pacific region, including technical, legal, environmental, social, market, and financial analysis. The objective was to give the investor a stronger basis to decide the project’s viability and direction with less uncertainty, less improvisation, and greater control of the process.

La Ribera Corporate Center
Corporate office project in Belén, Heredia, involving planning, preconstruction coordination, multidisciplinary technical alignment, information control, BIM implementation, and quality criteria. The work focused on organizing project information, supporting execution readiness, and improving decision-making before and during the development process.

How I work with you

I understand the real stage of the project
I review your current situation, the information available, and what concerns you most today: idea, lot, design, budget, contractor, construction, or a project already in trouble.

I identify risks and pending decisions
I detect where disorder may appear: cost, schedule, permits, scope, changes, payments, coordination, or lack of documentation.

We define the right next step
Depending on the case, we can start with a risk assessment, preconstruction, budget review, design, owner’s representation, or project control recovery.
Request a Project Risk Diagnosis
If you are going to build, review a budget, hire a team, or recover control of a project that is becoming complicated, the best first step is not more improvisation. The smart first step is to detect where the vulnerabilities are, which decisions are still open, and what should be organized before committing more money.
Ideal for private property owners and investors who need clarity before moving forward with important decisions.
What people say about working with me
Every project is different, but there is something I aim to repeat in all of them: clarity, trust, and real support from the client’s side.

“After seeing the work he did on my project, I recommended him for my brother’s project. His approach and the way he handled the design gave us a lot of confidence.”
— Theo Lubin

“Beyond being professional, Ricardo became someone we truly trust. We value having him by our side to help us through the process.”
— Diane Dischiavo

“Working with Ricardo brought a great deal of clarity to the team. He has a very solid way of organizing information, anticipating risks, and keeping the project focused.”
— Colega de Proyecto

Request a Project Risk Diagnosis
I represent owners so their projects do not move forward blindly through costs, changes, payments, delays, and confusing technical decisions.
I help private owners and investors in Costa Rica identify risks, organize decisions, and regain control before they lose more time or money.
Preguntas Frecuentes / FAQs
Do you only work on large projects?
Not necessarily. I work with projects where the owner or investor needs clarity, control, and better judgment to make decisions. This type of support makes the most sense when the cost of making a mistake could significantly affect the budget, schedule, or investment.
Can you still help if I already have an architect or contractor?
Yes. My role does not replace the architect or the contractor. I work from the owner’s side to review risks, budgets, changes, payments, coordination, and important decisions.
Do you offer architectural design?
Yes. I can also support the definition, review, or development of architectural design, with a focus on climate, constructability, budget, maintenance, and decision clarity. Design is handled with a separate scope according to the project’s stage and needs.
When is the right time to request a risk assessment?
It is useful before buying a lot, before designing, before signing with a construction company, after receiving a budget, or when the project already shows signs of disorder, delays, changes, or doubts about payments.
Questions Worth Resolving Before You Keep Moving Forward
These are common situations in design and construction projects. They do not always mean something is wrong, but they do indicate that the information should be reviewed before committing more budget, signing, or continuing forward.
When You Do Not Know Whether the Budget Is Complete
- I review missing items, unclear assumptions, and cost categories that could later become overruns.
- I help you understand whether the quote can actually be compared or whether it still has important gaps.
- Before signing or paying, you get a second technical reading so you can decide with more clarity and less pressure.
When the Design Looks Good, but You Do Not Know Whether It Can Be Built Well
- I review whether the preliminary design responds to the climate, the real use of the space, and the way it will be built.
- I identify decisions that could increase cost, maintenance, or changes during construction.
- I give you clear observations to improve the design before moving into construction drawings, permits, or final budgeting.
When You Need Control from the Owner’s Side
- I organize phases, milestones, risks, and decisions so you understand what is happening and what comes next.
- I review progress, payments, and changes before they are approved without enough support.
- I support you in front of architects, engineers, and contractors to maintain traceability and control.
